Lately, my focus has been on short sales, but I look at deed in lieu, debt settlement, bankruptcy and even foreclosure as viable options dependent on your individual case. In the current market, many have lost sight of a simple truth about short sales: it's all about the debt. I won't advise a short sale if it doesn't meet the goal of removing debt to the greatest extent possible. I stay current on all the latest developments in the field (including HAFA and PFS sales for FHA loans) in order to provide the best informed counsel possible.

Bio and Background
Lynn Arends is both an Attorney and Managing Broker. Her practice is in the area of pre- and post-foreclosure workouts and frequently involves repayment/forbearance plans, loan modifications and (lots of) short sale transactions.
Lynn is active in a number of legal and civic organizations, including the Washington State Bar Association and King County Bar Association; and is a speaker at seminars and various real estate offices (Windermere, Keller Williams). As a new instructor with the Washington Association of Realtors, she will be offering Clock Hour classes to Realtors throughout the state. She is also currently serving on the newly created Department of Licensing/Real Estate Commission Short Sale Task Force. As a frequent guest on Real Estate Radio with Goebbel and Gray (1150 AM KKNW), Lynn delivers the legal spin on issues affecting the real estate market today, with just a slight New York accent.
In addition to her volunteer activities, Lynn enjoys the theater, opera, symphony and cooking (mostly healthy). She is an avid New York Yankees fan and can be found walking around Green Lake in the little spare time that remains.
